How Do You Get a DSCR Loan?

Start with the property, not your paperwork. A DSCR loan qualifies on whether the rental's rent covers its payment, so you estimate that ratio, line up your down payment and reserves, compare a few lenders' published terms, and then apply with the property's details. The appraisal sets the value and the rent the lender uses.

Step 1: Check that the property fits

DSCR programs are written for rental property you don't live in. One lender lists single-family rentals, PUDs, 2-to-4-unit properties and condos; another lists 1-to-4-unit rentals, condos and short-term rentals. If you'll live in the home, this isn't the loan. See who a DSCR loan fits.

Step 2: Estimate the ratio

Divide the expected monthly rent by the full monthly payment, including taxes, insurance and any association dues. A hypothetical $2,400 rent against a $2,000 payment is a ratio of 1.2. See how the ratio is calculated for what each lender counts.

Step 3: Line up the down payment and reserves

The programs we read publish limits that mean 15% to 25% down on a purchase. If the ratio is under 1.0, one lender funds the loan when reserves support the deal, so ask what it needs to see for reserves. See how much down payment you need.

Step 4: Decide how you'll hold title

Lenders publish their own rules for borrowing through a company, and one asks for a personal guarantee from an LLC borrower. See DSCR loans for an LLC.

Step 5: Compare lenders' terms

Ask each lender how it figures the ratio, its minimum, how it sets the rent, what credit and cash it wants, its loan size limits and its prepayment penalty. Because these are business-purpose loans, Regulation Z's disclosures aren't required, so ask for terms in writing. See how to compare DSCR loan quotes.

Step 6: Apply and get the appraisal

Published programs don't ask for your tax returns or W-2s; the file centers on the property. The appraisal confirms its value and sets the rent: one lender requires an appraisal for both, and another sets the rent from the appraiser's market rent analysis or from automated rental valuation models. See whether a DSCR loan requires an appraisal.

Step 7: Review the terms and close

Read the final terms against what you were quoted, especially the prepayment penalty and any fees, before you sign. See prepayment penalties on a DSCR loan.
