What does this dataset measure?
Every figure is the median property value reported by consumers who were actively shopping mortgage or home-equity rates online at FreeRateUpdate during the window shown - real shopping activity, not a model. Values pass automated quality filters, and a median is only published for a geography when it has a large enough sample to be meaningful. Published figures are state-level and national. Smaller geographies, including individual ZIP codes, do not currently clear that sample threshold on their own, so they are counted inside their state's figure rather than published separately.
How is this different from a home-price index?
Public home-price indexes estimate what homes are worth from sales records and listings. This dataset measures something different: what homeowners and buyers who are actively rate shopping say their property is worth. The difference between the two is itself informative - it reflects the profile of consumers who shop for rates online. Neither number is an appraisal of any individual property.
How often is it updated, and can I use it?
Medians are recomputed monthly over a rolling 12-month window; when a refresh date is available it is shown above. Journalists and researchers may cite these figures with attribution to FreeRateUpdate and a link to this page.
