Who Is a DSCR Loan For?

Real estate investors buying or refinancing a rental property they won't live in. Lenders with published DSCR programs qualify on the property's rent rather than personal income, and some let you borrow through an LLC, corporation or trust.

Investors buying or refinancing rentals

That's who the programs are written for. One lender says real estate investors purchasing or refinancing rental property may qualify. Another offers purchases, rate-and-term refinances and cash-out refinances, on single-family rentals, PUDs, 2-to-4-unit properties and condos.

Investors who hold property in a company

Many can. One lender says its loans may be vested in LLCs, corporations or trusts, subject to its guidelines. Another lets you borrow as an individual or through an LLC, with title held in a partnership, corporation, S corporation or revocable trust depending on the program.

Regulation Z lists credit to a borrower that isn't a person, such as a corporation or partnership, among the transactions not subject to it.

Not for a home you'll live in

DSCR programs are built for property you rent out. One lender's published requirements say non-owner-occupied residential. Under Regulation Z's commentary, a rental counts as owner-occupied if you expect to stay there more than 14 days in the coming year, and a home loan to a consumer falls under the CFPB's ability-to-repay rule, which looks at your income or assets.
