What Is the Minimum Loan Amount for a DSCR Loan?

It depends on the lender. Two lenders with published DSCR programs set their minimum at $100,000: one lends from $100,000 to $4.5 million, the other from $100,000 to $3 million. A third doesn't publish a minimum on its program page. If the loan you need is smaller, ask before you apply.

Why a smaller loan can be harder to place

Because a minimum is a floor on the loan, not the price of the property. A lower-priced rental, or a refinance where you need only a small amount, can fall under it even when the property qualifies on its rent. Lenders set their own minimums, so one lender's floor doesn't rule out another.

The top end varies too

The same two programs publish maximums of $4.5 million and $3 million. If you're financing a larger property, check the cap as well as the floor.

What to ask a lender

  • What's your minimum and maximum loan amount on a DSCR loan?
  • Does the minimum change for a refinance or a short-term rental?
  • If my loan is under your minimum, is there another program you'd suggest?
