Can You Get a DSCR Loan for an LLC?
Yes, at lenders that allow it. One lender with a published DSCR program lets you borrow as an individual or as a U.S. LLC with a personal guarantee. Another says its loans may be vested in LLCs, corporations or trusts, subject to its guidelines. A third will coordinate with the title company to move properties from individual conventional loans into your LLC for its loan.
Last updated October 21, 2026Does a DSCR loan for an LLC need a personal guarantee?
At the one lender whose program page addresses it, yes: it says an LLC borrows with a personal guarantee, which means you stand behind the loan yourself if the company doesn't pay. The other programs we read allow company vesting but don't say on their pages whether they require a guarantee, so ask before you apply.
How federal rules see a company borrower
As a business borrower. Regulation Z, the federal truth-in-lending rule, lists credit extended to a borrower other than a natural person, such as a corporation or partnership, among the transactions not subject to it. DSCR loans are business-purpose loans to begin with.
Which title arrangements lenders publish
- An individual or a U.S. LLC, with title in a partnership, corporation, S corporation or revocable trust depending on the program, at one lender
- LLCs, corporations or trusts, subject to guidelines, at another
- Moving properties from individual conventional loans into your LLC, at a third
Home equity on an LLC-held rental
Harder. One lending network says the equity lines in its network need title in your own name or a revocable trust, and points owners of LLC-held rentals to a DSCR cash-out refinance instead. See HELOCs on an investment property.
What to ask a lender
- Can my LLC be the borrower, or does it have to be me personally?
- Do you require a personal guarantee, and from which members?
- What company documents do you need to see?
- Can you refinance properties I own personally into my LLC?
| LLC borrowers | Allowed by three of the DSCR programs we read, under each lender's rules |
|---|---|
| Personal guarantee | Stated by one lender; not addressed on the others' pages |
| Other entities | Corporations, partnerships and trusts at some lenders |
| Federal rule | Regulation Z doesn't cover credit to a borrower that isn't a person |
| Equity lines on LLC rentals | Not offered by one network |
