How Many DSCR Loans Can You Have?

There's no single limit; each lender sets its own. Two lenders with published DSCR programs say they put no limit on the total number of financed properties you can own. One of them does cap how many of its own loans you can hold at five, and considers exceptions above that.

How that compares with conventional loans

Fannie Mae sets a ceiling. Its Selling Guide limits a borrower buying a second home or an investment property to 10 financed properties when the loan goes through its automated underwriting. That limit is Fannie Mae's, for the loans it buys; the DSCR programs above set their own.

Does a DSCR loan require a personal guarantee?

If you borrow through an LLC, ask. One lender says you can borrow as an individual or as a U.S. LLC with a personal guarantee. Another says loans may be vested in LLCs, corporations or trusts, and a third will help move properties from individual conventional loans into your LLC; neither page says whether a guarantee is required.

Building a portfolio one loan at a time

Because a DSCR loan qualifies on the property's rent, each new loan turns on that property's numbers. Lenders still review your credit and reserves; one says multiple financed properties are allowed subject to credit, liquidity and eligibility review.

What to ask a lender

  • Is there a limit on how many of your loans I can have at once?
  • Do you count the properties I finance elsewhere?
  • Can my LLC be the borrower, and do you require a personal guarantee?
  • How many months of reserves do you want for each property?
