Does a DSCR Loan Require an Appraisal?

Plan on one. A DSCR loan qualifies on the property's rent, so the lender needs a number for that rent as well as for the value. One lender with a published DSCR program requires an appraisal to verify both. Another sets the rent from the appraiser's market rent analysis or from automated rental valuation models. Ask each lender which it uses before you apply.

Is a DSCR loan based on my income or the property's income?

The property's. Lenders with published programs say they qualify on the property's rental cash flow instead of your personal income, with no tax returns or W-2s to document. That is why the rent figure carries so much weight: it is the income side of the ratio.

What the appraisal is used for

Two things: the property's value, and its rent, which goes into the ratio. One lender's published formula divides gross monthly rent by the full payment of principal, interest, taxes, insurance and any HOA dues. If the appraisal's rent comes in lower than you expected, the ratio comes in lower too.

Can an automated estimate stand in for the rent?

At one of the programs we read, in limited cases. It says rental income is set through the appraisal's market rent analysis or through automated rental valuation models, and it offers an automated rent report in place of the appraiser's rent schedule on single-unit properties, up to 75% loan-to-value. Another requires the appraisal for both value and rent. If you're relying on a rent estimate you found yourself, ask the lender how it will set the number.

Do I need a tenant or lease in place?

A lease helps, but it doesn't set the rent on its own. One lender qualifies on the lower of 110% of the appraiser's market rent and your valid lease rent, so a lease above market won't lift the number much past the appraisal. None of the published programs we read spells out how it treats a vacant property, so if yours is empty, ask whether the lender will use the appraiser's market rent.

How a conventional loan handles the same question

With a form. Fannie Mae's Selling Guide has the lender support the lease or rental amount with Form 1007 or Form 1025, the appraiser's rent schedules. For a short-term rental bought with a conventional loan, Form 1007 is completed on standard long-term rents, or the lender uses validated rental data on three comparable short-term rentals. For the full comparison, see DSCR vs. a conventional investment property loan.
