Can Short-Term Rental Income Count on a DSCR Loan?
It can with some lenders. Some published DSCR programs accept short-term rentals: one describes its DSCR loan as a way to buy short-term or long-term rental properties and offers an automated short-term rental report, and another lists short-term rentals among its eligible properties, with a short-term rental option in its ratio calculator. Confirm with the lender how it will figure the rent before you apply.
Last updated October 13, 2026What counts as a short-term rental?
Fannie Mae's Selling Guide defines it as a furnished residential property rented for brief periods, typically less than 30 consecutive days, rather than under a standard long-term lease. That's Fannie's definition for conventional loans; a DSCR lender may draw the line its own way.
How do conventional loans handle it?
Fannie Mae's guide spells it out, which gives a useful reference point. The property must be legally permitted to operate as a short-term rental, including any local registration and licensing. On a purchase, the lender either has the appraiser's rent schedule completed based on standard long-term rents or gets validated rental data from the Multiple Listing Service or property management companies.
That data has to cover three comparable short-term rentals, from the same market area when possible, with their daily, weekly or monthly rates and the number of days each was rented in the last calendar year. The lender then counts 50% of the monthly gross rent and subtracts the property's payment, and a positive result can only offset that payment.
What do DSCR lenders publish?
Acceptance, and some tools. One lender describes its DSCR loan as a way to buy short-term or long-term rental properties and lists an automated short-term rental report among its options. Another names short-term rentals among its eligible property types and has a short-term rental option in its ratio calculator. How either one turns bookings into a qualifying rent is something to confirm with the lender.
Before you apply
Check that the property is allowed to operate as a short-term rental where it is, then ask each lender three questions: whether it accepts short-term rentals, how it sets the rent, and what it needs to see. More on comparing DSCR loan offers.
