How Long Does It Take to Get a Home Equity Loan?
On your main home, plan on close to two weeks at the earliest from your Loan Estimate to money in hand, and longer if the lender orders an in-person appraisal. Federal rules set that floor: a home equity loan can't close until seven business days after the lender delivers or mails the Loan Estimate, and the money goes out only after a three-business-day right to cancel. A HELOC can move faster.
Last updated October 31, 2026What are the steps?
1. Apply and share the documents the lender asks for. 2. Get your Loan Estimate, within three business days of applying. 3. Home value: the lender uses an automated value or orders an appraisal. 4. Underwriting and title: the lender confirms the details and checks the title. 5. Closing Disclosure: you receive it at least three business days before closing. 6. Close, no sooner than seven business days after the lender delivers or mails the Loan Estimate. 7. Right to cancel: on your main home, it runs until midnight of the third business day after the latest of closing, the cancel notice and the material disclosures. 8. Funding: the money goes out once that window ends.
How fast can it go?
For the closing and cancel waits, a business day is every day except Sundays and federal holidays, so Saturdays count. If the lender delivers or mails your Loan Estimate on a Monday, the earliest closing is the following Tuesday. Close that Tuesday on your main home, having received the cancel notice and the material disclosures by then, and the right to cancel runs through Friday, so the money can go out once Friday ends. That's close to two weeks, with no holidays in the way.
In a genuine personal financial emergency, you can give the lender a signed, dated statement waiving the seven-day wait, the right to cancel, or both.
Why can a HELOC be faster?
A HELOC is open-end credit, so the Loan Estimate and its seven-business-day wait don't apply. You get HELOC disclosures with your application instead. The three-business-day right to cancel still applies on your main home.
What usually takes the longest?
The home value step. An automated value can come back quickly, while an in-person appraisal has to be scheduled, done and reviewed. A title issue that needs clearing can add time too. On a second home or a rental there's no right to cancel, so the money can go out at closing.
It depends on your situation:
- Home equity loan on your main home: the seven-business-day wait, then three business days to cancel.
- HELOC on your main home: no seven-day wait, and the three-day right to cancel still applies.
- Second home or rental: no right to cancel, so funding can happen at closing.
- In-person appraisal: usually the step that adds the most time.
- Texas homestead: Texas adds its own wait before a home equity loan can close.
