Can You Use a VA Loan for an Investment Property?

Not for a property you won't live in. VA lists living in the home you're buying as one of the requirements for its purchase loan. What VA does allow is a home with up to 4 units, so you can buy a duplex, triplex or fourplex with a VA loan as long as it's the home you live in.

The occupancy rule

VA's purchase loan page says all of its requirements must be true, and one of them is that you will live in the home you're buying with the loan. VA also says you have to meet credit, income and occupancy requirements from both VA and your lender.

Buying a home with up to 4 units

If you qualify, VA says you can use the purchase loan to buy a single-family home or a home with up to 4 units. The other VA terms still apply: no down payment as long as the sales price isn't higher than the appraised value, and no penalty if you pay the loan off early. Ask the lender how it counts rent from the other units when you apply.

For a rental you won't live in

Look at loans built for investors. A DSCR loan qualifies on the property's rent rather than your income, and a conventional investment property loan qualifies on your income with the rent counted in. See DSCR vs. a conventional investment property loan.

If you plan to move out later

Ask before you buy. VA's purchase loan page sets the occupancy requirement for the home you're buying; if you expect to move and keep the home as a rental, ask the lender how VA's rules apply to your timeline. If you want to use VA again for your next home, see reusing VA entitlement.
