2026 Conforming and FHA Loan Limits by State and ZIP
The conforming loan limit is the largest loan Fannie Mae and Freddie Mac will buy; above it a loan is a jumbo. The FHA limit is the largest loan the Federal Housing Administration will insure in that county. Both are set once a year and differ by county, so the figure that applies to a borrower depends on where the property is.

2026 loan limits by state
Each state shows the lowest and highest conforming limit among its counties, because a state can contain both a baseline county and a high-cost one. The county count is how many counties the schedule lists for that state.
