Can I get a mortgage without providing income documentation?

Loans that skip traditional income verification (often called no-doc loans) are generally limited to investment or rental properties, not the home you plan to live in. Two common structures are used. One qualifies you based on the property's expected rental income compared to the proposed payment, sometimes called debt-service-coverage qualification. The other looks at your liquid assets or reserves instead of a paycheck. Many lenders that offer these programs also apply a minimum loan amount, commonly around $100,000, since smaller loans are less cost-effective to originate this way.

What if I have no credit score or no credit history at all?

Having no credit score is a different problem than having a low one, and it is often easier to work through. When a borrower has no score, Fannie Mae's automated underwriting system can still approve the loan using nontraditional credit references instead, typically requiring documentation of at least two references, such as 12 months of on-time rent or utility payments. Loans that are underwritten manually instead of through the automated system generally need more references, often four. A co-borrower who already has an established, sufficiently strong credit score can also satisfy the requirement on their own, without needing this extra documentation. Building a short payment history yourself is a separate, equally valid route and does not require a co-borrower.

If you are starting from zero, opening a secured or starter credit card, using it lightly, and paying it in full each month is a common way to begin building a file. Keep in mind that FICO generally needs at least six months of reporting history on an account before it can generate a score at all, so this takes some patience even if you manage the account perfectly. What if my credit score is very low?

At very low scores, well below the range FHA and other agency programs are built around, most lenders will not approve a mortgage regardless of how much equity or down payment you bring to the table. As a score climbs toward that range, options open up considerably. FHA loans can work with a qualifying score once one exists, commonly 580 or higher for maximum financing. VA loans do not set an agency-level minimum score at all, and veterans and service members with no credit history can often still qualify through a manual underwriting process built around nontraditional payment history rather than a score.
