How Do Loan Officers Buy DSCR Investor Leads?
By turning DSCR leads on as their own lead type. On FreeRateUpdate, DSCR is an account option that stays off until the lender turns it on, and DSCR leads go only to lenders who have it on. They're internet leads from investors buying or refinancing rental and investment property, delivered by email or into your CRM the same way VA and FHA leads are.
Last updated October 14, 2026What is a DSCR lead?
A request from an investor who wants to finance a rental property with a DSCR loan. DSCR stands for debt service coverage ratio, and lenders' published DSCR programs say they qualify on the property's rental income instead of the borrower's tax returns or W-2s. On FreeRateUpdate, DSCR leads cover investor purchases and refinances on rental or investment property. For the borrower's side of it, see what a DSCR loan is.
Who buys DSCR leads?
Loan officers whose companies offer a DSCR or other rental cash-flow program, since the lead only pays off if the loan can be written. Published programs differ in what they accept, so the best fit is a lead your program can actually take:
- Property type. One lender lists single-family rentals, PUDs, 2-to-4-unit properties and condos. Another lists 1-to-4-unit rentals, condos and short-term rentals.
- Ownership. Some programs let the investor borrow through an LLC, corporation, partnership or trust.
- Ratio. One lender publishes ratios as low as 0.8; another says it has no minimum and funds below 1.0 when reserves support the deal.
How are DSCR leads delivered?
As internet leads, by email or straight into your CRM, through the same pipeline as VA and FHA leads. They aren't live transfers, so the first contact is yours to make.
How is it different from a conventional lead?
- The borrower is an investor. The property is a rental the borrower won't live in. Under Regulation Z's commentary, staying there more than 14 days in the coming year makes it owner-occupied instead.
- The loan is business credit. The CFPB's commentary treats credit to buy, improve or maintain a rental the owner doesn't live in as business credit, and the ability-to-repay rule is written for consumer credit secured by a dwelling.
- The property qualifies the loan. A DSCR program weighs the rent against the payment. A conventional loan works the rent into the borrower's own income and debts; for an ordinary long-term rental purchase, Fannie Mae's Selling Guide counts 75% of the gross rent and subtracts the full payment.
- The first conversation is about the property. Rent, payment, property type and how the investor plans to hold title matter as much as the borrower's own finances.
How is a DSCR lead priced?
DSCR leads normally use a default percentage premium unless it is waived for your account, or an agreed custom price. Check your account's DSCR pricing. A lender that hasn't turned the option on doesn't receive DSCR leads. When you compare providers, ask how each one prices its DSCR leads against its standard leads.
What should you ask any lead provider?
- How it decides a request is a DSCR lead, and which answers mark it as a rental or investment loan.
- Whether you can choose DSCR leads separately from other lead types.
- Which property details come with each lead, such as property type, expected rent and whether the investor plans to borrow through a company.
