RMBS, of which mortgage rates move opposite, are up on the week overall. The 10 year treasury yield, a leading indicator for conforming mortgage rates, is down -0.0080 (-0.23%) and at 3.47 as of 1:47 PM PST. The yield was under 3.2 percent about a month ago when conforming 30 year fixed mortgage rates approached 4.5 percent.

Zillow says the national average 30 year fixed mortgage rate is 4.82 percent as of 1:48 PM PST.
