The benchmark 10 year treasury yield, a leading indicator for 30 year fixed mortgage interest rates, is up 0.06 (1.75%). The yield is at 3.49 as of 10:30 AM PST. The yield opened at 3.399.

Today's 15 year fixed mortgage rate is 4.25 percent at par. Today's 5/1 ARM is at 3.875 percent at par. Today's 20 year fixed mortgage interest rate is at 4.75 percent at par. Par rates are the lowest available mortgage rate without the requirement by the lender for the borrower to pay additional points and fees.

Zillow reports it's national average 30 year fixed mortgage rate at 4.81 percent, up from 4.77 percent yesterday. Bankrate reports it's national average 30 year fixed mortgage rate at 5.15 percent.
