By: Ed Ferrara

The 10 year treasury yield, the best indicator for today’s mortgage interest rates, declined to 3.295, matching a 3 1/2 month low, before closing flat at 3.342. Fixed mortgage interest rates have steadily descended the past month and today hover above record lows. Today’s mortgage interest rates at mid day when the yield was down were the best they’ve been since mid July.

Today’s 30 Year Fixed Mortgage Interest Rates:

FreeRateUpdate.com research shows today’s 30 year fixed mortgage interest rate as low as 4.875 percent at par and very near 4.75. Borrowing costs on a 30 year fixed mortgage at 4.875 percent are the lowest we’ve seen in recent months. A principal and interest payment on a $300,000 mortgage fixed for 30 years at 4.875 percent is $1,587.62. Current 15 Year Fixed Mortgage Rates are down from earlier in the week an 1/8 percent and as low as 4.25 percent at par. Today’s 5/1 ARM mortgage rates are as low as 3.75 percent at par. Today’s mortgage rates listed at par include normal points and fees associated with a mortgage. Current Jumbo Mortgage Interest Rates are 1/2 percent to 1 percent higher than today’s conforming mortgage rates and vary from lender to lender. Today’s FHA loan rates are nearly identical to conforming mortgage rates.

Today’s Mortgage Interest Rates Forecast:

Treasuries continue to see high demand at fed auctions. As a result mortgage rates should continue downward in the near future. It’s likely 30 year fixed mortgage rates near 4.5 percent before any significant pull back given the length of time left in the Fed’s TALF program. A dramatic increase in mortgage rates is not likely until after the holidays.
