Mortgage-backed securities prices, which drive mortgage rates in the opposite direction, continue to waiver, rising Friday on weak unemployment data before dipping slightly this morning.</p>
<p>30-year fixed mortgage rates are at 4.25% for well-qualified borrowers with a 20% down payment who pay .07 to 1 point origination. 15-year fixed mortgage rates are at 3.75%. Both conforming fixed mortgage rates are record lows and verified as available by FreeRateUpdate.com through research of over 2 dozen wholesale lenders&#8217; rate sheets for brokers.</p>
<p>Today&#8217;s FHA 30-year fixed loan rate is 4.25%, the same as today&#8217;s 30-year fixed conforming mortgage rate. The difference is in closing costs. FHA loans typically have higher closing fees than conforming mortgages because of MI and other FHA fees. FHA still offers the smallest down payment on the market of just 3.5% making FHA loans most popular with those buying a home.<br />

<p>Today&#8217;s FHA 30-yr fixed loan rate also dipped an 1/8 to 4.125%. It should be mentioned MI and other FHA fees make closing fees higher on an FHA loan that has the same note rate and origination as a conforming mortgage.<br />

<h4>Why the decline in mortgage rates?</h4>
<p>Mortgage-backed securities prices, which drive mortgage rates in the opposite direction, increased +9/32 (FNMA 30-yr 4.0 at 101.22) today after Manufacturing data and the Philly Fed came in weaker than expected, and PPI inflation was reported low. Investors, not confident in the global economy, are seeking the safety of US bonds, including MBS, helping mortgage rates.</p>

			<content:encoded><![CDATA[<p>June 9, 2010 (FreeRateUpdate.com) &#8211; Mortgage-backed securities prices, which drive fixed mortgage rates in the opposite direction, are up slightly today +3/32 (FNMA 30-yr 4.0 at 100.09), not enough to move mortgage rates. The small improvement in MBS prices stabilizes mortgage rates further at all time record lows.</p>
<p>30-year fixed mortgage rates are at 4.375% today for well-qualified consumers paying a standard .07 to 1 point origination. 15-year fixed mortgage rates are at 3.875%.</p>

<p>Wells Fargo recently lowered their 30 year fixed mortgage rate advertised on their website from 4.875% to 4.75% with an APR of 4.939. Wells Fargo originates a higher volume of new mortgages than any other lender in the United States.</p>

			<content:encoded><![CDATA[<p>June 7, 2010 (FreeRateUpdate.com) &#8211; Conventional 30-year fixed mortgage interest rates moved to an all time record low 4.375% on Friday for well-qualified consumers paying .07 to 1 point origination. Today&#8217;s 30-year fixed-rate is the lowest on record. 15-year fixed mortgage rates also moved to a new all time low, 3.875%.</p>
<p>The dip in mortgage rates was caused by soaring mortgage-backed securities prices Friday. MBS prices, which move mortgage rates their opposite, rose +21/32 (FNMA 30-yr 4.5 at 102.23). The increase in MBS prices was attributed to a worse than expected jobs report and Hungary debt concerns.</p>
<p>FHA mortgage rates are the same as conforming.</p>

<p>Today MBS prices are unchanged and as a result so are mortgage rates.</p>
