			<content:encoded><![CDATA[<p>LOS ANGELES, CA &#8212; Feb. 16 (FreeRateUpdate.com) -  Mortgage-backed securities prices, which move mortgage rates in the opposite direction, are down just a tad this morning -2/32 (FNMA 30-yr 4.5 at 100.28). <h3>Current Mortgage Rates at Par Conforming, FHA, and Jumbo Mortgages:</h3>
<p>FreeRateUpdate.com researches wholesale lender&#8217;s rate sheets and reports on mortgage rates at par everyday. A par rate is what a qualified borrower should shoot for on any given day. Par rates include the standard .7 to 1 point in origination and other standard fees.</p>
<p>The current conforming 30 year fixed rate at par is 4.75%, where it&#8217;s been now for weeks. The current conforming 15 year fixed rate remains 4.25%, where it&#8217;s been for months. The current conforming 5/1 ARM rate, which has bounced around a bit the past few months, is at 3.75%.</p>
<p>Current FHA mortgage rates remain identical to conforming mortgage rates except for the FHA 15 year fixed rate, which remains 4.5%.</p>
<p>The current jumbo 30 year fixed rate remains at 3.75%.</p>

<p>Let&#8217;s start by noting the difference between par rates and national averages. Par rates, as researched and reported on by FreeRateUpdate.com, are the interest rates a well qualified savvy borrower will recieve on any given day with about a point of origination. National averages, are compiled by Freddie Mac and Bankrate.com from banks, and are about 1/4% higher than the mortgage rate most borrowers should aim for.</p>

<p>Today&#8217;s Wells Fargo conforming 30 year fixed rate is 4.875%, good but not the best at an 1/8 above the reported par rate today. It is below the national average of 5.01% as reported by Freddie Mac.  If you&#8217;re looking for a conforming 15 year fixed mortgage, Wells Fargo is a great choice. Today&#8217;s 15 year fixed Wells Fargo conforming rate is 4.25%, matching the par rate for today which can&#8217;t be beat without paying buy down points.</p>
<p>Another program where Wells Fargo may be the place to go is the jumbo 30 year fixed. Wells Fargo&#8217;s jumbo 30 year fixed rate today is 5.75%, spot on with today&#8217;s par rates and below the national averages. Wells Fargo&#8217;s rates come with about a point in origination according to the listed APR&#8217;s.</p>

I delve into territories unknown looking for answers to big problems. Fannie, Freddie, mortgage rates starting with a numeral 6, a barren land in what was once booming with home refinance. I looked into 2011 and years beyond. I woke up this morning a wiser man, with a helluva headache. I closed the Walker file last night knowing some questions just don&#8217;t have answers. I had exhausted my resources.</p>

<p>Lending Tree chief economist Cameron Findlay recently painted a horrid picture for the refinance business saying in 2011 mortgage rates will have risen up above 6%, dampening mortgage refinance volume by 80% and much more. <p>Sheldon Levene said Fannie Mae and Freddie Mac are aggressively going after lenders that originated bad loans, pushing them back on the originators in record numbers. <p>Rather than focus on the programs Wells Fargo is not competitive on we decided to point out two in which they are.</p>
<p>First off Wells Fargo&#8217;s FHA 5/1 ARM rate today is excellent. At 3.75% with a low APR Wells Fargo may just have the best deal on an FHA 5/1 ARM in the business. Their FHA 5/1 ARM is an 1/8% below their conforming 5/1 ARM rate which isn&#8217;t lacking.</p>
<p>Another program Wells Fargo knocks it out the box on is their jumbo 30 year fixed rate. Wells Fargo offers a true jumbo loan, fixed for 30 years, at 5.75% with a 5.895% APR. Only <a target="_blank" href="http://www.thegreatloan.com/">TheGreatLoan.com</a> has better rates for a <a target="_blank" href="http://www.thegreatloan.com/">jumbo mortgage</a>.</p>

<p>If you&#8217;re currently in a loan and considering refinance you may want to also take a look a modification under the government&#8217;s Home Affordable Modification Program. Wells Fargo said last week they provided payment relief to half a million borrowers in 2009 alone.</p>
<p>Ditech mortgage rates today are competitive but as is the case with most big banks, could be better. Ditech&#8217;s 30 year fixed rate today is 5.125% with an APR of 5.303%.  This rate Ditech says on their website comes with a 1.400 point discount and 20% down payment. A discount, also known as a buy down, is typically in addition to normal points and fees. Despite this, it actually looks like 1.4 points is about the total charged because if it was anymore the APR would be higher. You&#8217;ll need to clear this up with your loan officer at Ditech. While 5.125% is in line with many of the big lenders, as low as 4.875% is available at par on the wholesale lending market, available to mortgage brokers.</p>
<p>Wells Fargo mortgage rates today are pretty identical to Ditech on the 30 year fixed conforming mortgage. Wells Fargo is offering a 5.125% 30 year fixed rate with an APR of 5.318. This also assumes a 20% down payment but says the loan comes with just 1 point. Third party fees and other fees may be what&#8217;s driving the APR above that of Ditech.</p>
<p>One thing is obvious when we take a look at Wells Fargo and Ditech mortgage rates. You&#8217;re probably better off working with a broker with access to wholesale lenders. Today&#8217;s 30 year fixed mortgage rates can be found at 4.875% with just 1 point of origination.</p>

<p>Wells Fargo&#8217;s FHA 30 year fixed rate though is bad. At 5.5% Wells Fargo&#8217;s 30 year fixed FHA rate is almost .50% above what&#8217;s available.  Wells Fargo&#8217;s 5/1 ARM FHA rate though is excellent and maybe the best on the market at 4%.</p>
<p>Wells Fargo&#8217;s 15 year fixed mortgage rate today is 4.75%, about 1/4% above what&#8217;s available.</p>
<p>It&#8217;s become quite obvious to us, Wells Fargo mortgage has their strengths and weaknesses. Besides the FHA 30 year fixed Wells Fargo doesn&#8217;t have bad mortgage rates. If you&#8217;re looking FHA and 30 year fixed you&#8217;ll probably want to go somewhere else with your business. If you&#8217;re going FHA and 5/1 ARM then Wells Fargo is the place to be.</p>
