The small improvement in MBS prices stabilizes mortgage rates further at all time record lows.</p>
<p>30-year fixed mortgage rates are at 4.375% today for well-qualified consumers paying a standard .07 to 1 point origination. 15-year fixed mortgage rates are at 3.875%.</p>

Today&#8217;s conventional 30 year fixed mortgage rate is unchanged at 4.5% for well-qualified consumers paying about 1 point origination. Today&#8217;s 15 year fixed rate is also unchanged at 4%.</p>
<p>FHA mortgage rates are unchanged and continue to mirror conforming rates. Despite the same note rates, APR on FHA loans is considerably higher because of MI, at 2.25% of the amount financed due at closing, and other FHA fees.</p>
<p>Today&#8217;s 30 year fixed jumbo mortgage rate remains at 5.375%, a record low.</p>
<p>Because of the low interest rates, refinance rate requests have been up. Due to the expiration of the home-buyer tax-credit, purchase rate requests have been down considerably despite the lower rates.</p>
<p>Wells Fargo continues to advertise a 30 year fixed rate of 4.875 with an APR of 5.065 on their website.</p>

			<content:encoded><![CDATA[<p>May 4, 2010 (FreeRateUpdate.com) &#8211; Today&#8217;s conventional 30-year fixed mortgage rate edged down to 4.75, from 4.875, for well-qualified borrowers paying a standard origination fee of .07 to 1 point.  Rates edged down as a result of the biggest dip in the stock market this year, a 241 point nose dive fueled by ongoing concerns over Greece debt. Investors moved from the volatility of the market to the safety of bonds, helping residential mortgage-backed securities prices, which drive mortgage rates in the opposite direction,  rise +5/32 on the day.</p>

Typically as demand for bonds rise, so do bond prices such as mortgage-backed securities, which drive mortgage rates in the opposite direction. MBS prices rose +15/32 today stabilizing rates and also making an improvement possible tomorrow.</p>
