<p>Today&#8217;s conforming 15 year fixed rate remains 4.25%, and 5/1 ARM rate 3.625.</p>
<p>While the FHA 15 year fixed rate is slightly higher than conforming at 4.5%, the FHA 5/1 ARM is also available at 3.625%.</p>

Mortgage-backed securities prices drive mortgage rates in the opposite direction. The benchmark 10 year treasury yield, used to forecast 30 year fixed mortgage rates, is at 3.59 down -0.02 on the day as of 8:47 AM PST. The Dow is up slightly, just over 16 points. Jobless Claims data came in better than expected, so did Productivity. Pending Sales of Existing Homes in January fell more than expected, a whopping 7.6 percent.</p>

<h3>Today&#8217;s Mortgage Rates According to FreeRateUpdate.com Research of Wholesale Mortgage Lenders&#8217; Rate Sheets</h3>
<p>30 year fixed mortgage rates today are at 4.75, for both conforming (standard Freddie MAC FRE and Fannie Mae FNM insured) and FHA (Federal Housing Administration) mortgages. Though conforming and FHA mortgages can be obtained at the same rate with about 1 point origination, FHA loans are far more expensive due to MI and other FHA mandated fees.</p>
<p>5/1 ARM rates are extremely low and also the same for conforming and FHA loans, at 3.625.</p>
<p>Today&#8217;s jumbo 30 year fixed rate, for jumbo mortgages exceeding the &#8220;jumbo conforming&#8221; limits (true jumbo a.k.a. super jumbo), is 5.625. Jumbo 30 year fixed mortgages can be obtained at a slightly better rate of 5.5 by borrowers with an extremely low LTV.</p>

<p><strong>Which way is UP?  </strong>Although there have been recent signs of recovery in the Housing Market, the grim fact is that a huge number of properties have lost a lot of equity. People in the know, experts, and the guy on the next barstool will be more than glad to remind everyone that the Market goes in cycles and it is only a matter of time before values start going up again. Well yes. Kind of like those bumper stickers that say &#8220;Keep Tahoe Blue&#8221; well YEAH,  duhhhh. Some homeowners may be in the position to nudge the value regaining process along a little by simply overpaying each month. Sounds simple but the math would be as follows (and this is based on a fixed rate mortgage)   Say a $400K Loan Amount at 5.0% on a 30yr loan. Payment is $2147.00/month. Bump it up about five hundred and you are on course for a TWENTY year amortization schedule. Even $100.00/month extra helps. And if you can&#8217;t swing it that month,  you simply make the lower 30yr payment. However there is an incentive to actually ReFi the loan itself in that the interest rate for a 20yr loan is lower than a 30yr, and the rate for a 15yr is lower than a 20yr. As of today the spread was  about a half a point between Conforming 30yr fixed and Conforming 15yr fixed.</p>
