<p>Jumbo 30 year fixed rates, for true jumbo mortgages exceeding jumbo conforming loan amounts, are at 5.625. 30 year fixed loans falling within conforming jumbo limits, which vary for each county depending on median home prices, are available fixed for 30 years at 4.875%. </p>

<p>FHA mortgage rates, also flat, continue to mirror rates of conforming mortgages. It should be noted that FHA loans come with much higher costs due to MI and FHA fees not associated with a standard Freddie (FRE) or Fannie Mae (FNM) insured mortgage. Also the FHA 15 year fixed rate is a 1/4 higher than the conforming rate and at 4.5%.</p>
<p>Jumbo mortgage rates, though not moved by the same MBS prices as conforming and FHA loans, remain steady as well. The current jumbo 30 year fixed rate remains 5.625 with a few lenders&#8217; like Wells Fargo offering 5.5 for borrowers with extremely low LTV&#8217;s.</p>

<p><strong>Ok so which way is UP?</strong>I figure pretty gush darn soon there Cowboys and Cowgirrrlz. Reason being is twofold:  <strong> 1)</strong>Coming soon to a meltdown near you,   YOUR U.S. Gov&#8217;t. will stop buying Mortgage Backed Securities.  Apparently the Government is out of money&#8230;.but I digress.   This was all part of Economic Recovery Program number 38 and so far as been keeping interest rates low.  If I had to hazard a guess, I would bet that a) this program will stop in the next couple of months as scheduled and b) will result in Sputnik type rate increases and &#8230;<strong>2)</strong> Sheriff! Sheriff!! Come quick! Fannie Mae is bleeeedin&#8217; to death!  The latest  earnings statement (and I use the term loosely) shows Fannie Mae with a 2009 Q4  net loss of 16.3 BILLION**.  And who, pray tell, is throwing the water wings keeping Fannie (and Freddie) afloat? Well it is you and I  Mr. and Mrs.  American Taxpayer.   Lacking the Economics wizardry of Ben Stein,   I cannot see how this could possibly go on at this rate.   If Fannie Flops, then the ripple effect to the Loan Market will make a Tsunami look like an ice cube dropped in a glass.</p>

<p>Jumbo mortgage rates, for true jumbo loans exceeding conforming jumbo limits, are at 5.625 30 years fixed. 5.5 is available to consumers with extremely low loan to value ratios.</p>
<p>FHA mortgage rates are nearly identical to conforming rates. FHA loans come with significantly higher fees, mostly from up front costs charged by FHA. MI is associated with all FHA loans as well. MI is an up front fee charged as a percentage of the amount financed and will be increased to 2.25% of the loan amount of April 5th of this year.</p>

Jobless Claims data came in better than expected, so did Productivity. Pending Sales of Existing Homes in January fell more than expected, a whopping 7.6 percent.</p>

Though conforming and FHA mortgages can be obtained at the same rate with about 1 point origination, FHA loans are far more expensive due to MI and other FHA mandated fees.</p>
<p>5/1 ARM rates are extremely low and also the same for conforming and FHA loans, at 3.625.</p>
