These rates are currently available to well-qualified consumers paying a standard 1 point origination as verified by FreeRateUpdate.com research of over 2 dozen wholesale lenders&#8217; rate sheets for brokers. Today&#8217;s 4.375% 30 year fixed rate beats the previous record set twice, once this month, and once back in December of last year.</p>
<p>FHA mortgage rates continue to mirror those of conforming mortgages. Despite similar interest rates on FHA loans being available today at a standard origination fee, FHA fees and MI make FHA loans far more expensive.</p>
<p>The current jumbo 30 year fixed rate remains at 5.375%.</p>
<p>Wells Fargo continues to advertise a 30 year fixed rate of 4.875% on their website, with an APR of 5.065.<br />

<h3>Why the improvement in mortgage rates today?</h3>
<p>A big drop in the Dow today -324.0 (-3.16%), fueled by a worse than expected jobs report, pushed investors toward bonds helping mortgage rates, which move the opposite direction of bonds. Mortgage-backed securities prices, which move mortgage rates in the opposite direction were up significantly +21/32 (FNMA 30-yr 4.5 at 102.23).</p>

<p>Conventional mortgage interest rates across the board are unchanged this week. The current conventional 30 year fixed mortgage rate is 4.5%. The current 15 year fixed rate is 4%, and the current 5/1 ARM rate is 3.5%. These rates are available today to well-qualified consumers paying .07 to 1 point origination.</p>
<p>FHA mortgage rates are currently the same as conventional mortgage rates, and also unchanged today.<br />

In the past, these low rates have been tough to catch, the window of opportunity being in some cases just 1 day. With 30 year fixed mortgage rates of 4.5% available to well-qualified consumers all week long, borrowers have had a fair chance to lock in.</p>

Mortgage-backed securities prices, which drive mortgage interest rates in the opposite direction, are down just slightly -3/32, not enough to move mortgage rates. Mortgage rates are feeling a bit of pressure as the stock market rallies, the Dow is up over 80 points today. Typically when stocks perform well, investors move from bonds to stocks hunting bigger profits, hurting mortgage rates.</p>

The current 15 year fixed rate remains at 4.25%. The current 5/1 ARM rate remains at 3.625%. Demand for adjustable rate mortgages are at a record low.</p>
<p>The current FHA 30 year fixed rate remains at 4.75%, same as conforming. Other FHA rates include the 15 year fixed, at 4.5%, and the 5/1 ARM at 3.625%. Despite interest rates available on FHA loans, at about the same level as conforming loans, closing costs are higher because of MI and other FHA fees.<br />
The current jumbo 30 year fixed rate remains at 5.625%, with slightly better rates available for borrowers with an extremely low LTV.</p>
<p>Wells Fargo, the nations largest mortgage lender in volume, is advertising a conventional 30 year fixed mortgage at a rate of 4.875%, with an APR of 5.065.</p>

FHA loans do come with higher closing costs than a conforming mortgage because of MI and other FHA fees charged exclusively on FHA loans.</p>
