FHA mortgage rates are the same as conforming.

Jumbo mortgage rates are steady and the jumbo 30-year fixed-rate remains at 5.375%

Wells Fargo, who originates more mortgages than any other U.S. lender, is advertising a conforming 30-year fixed-rate of 4.75 with an APR of 4.939, down about 1/8 from last week.

For well-qualified borrowers willing to pay about a point in origination, the current 30-year fixed rate is 4.75%. The current 15-year fixed rate is 4.25%, and the current 5/1 ARM rate is 3.625%. Across the board, conventional mortgage rates today are unchanged.

The current FHA 30 year fixed rate also remains at 4.75%. The current FHA 15 year fixed rate is 4.5%, and the FHA 5/1 ARM rate is 3.625%, same as conforming.

The current jumbo 30 year fixed rate is still at 5.625%.

Following the dip in conforming mortgage interest rates earlier this week, FHA mortgage rates are even with conforming. The current 30-year fixed FHA loan rate is 4.75, the 15-year FHA loan rate 4.5, and 5/1 ARM FHA rates 3.625. Despite FHA loans often having lower note rates than conforming mortgages, APR (closing cost) is higher because of MI and other FHA fees.

The current jumbo 30-year fixed rate remains unchanged at 5.625. It’s speculated a recent private sale of jumbo mortgage securities signals that jumbo mortgage credit will be easier to get soon. We’ve yet to see it, but when it happens we’ll report it.

It’s possible mortgage interest rates slide lower. Mortgage-backed securities prices, which drive mortgage rates in the opposite direction are up +7/32.

Redwood Trust made the first sale of private securities, jumbos, in 2 years. It’s expected this is a sign the jumbo mortgage market is on it’s way to recovery.

Today’s FHA mortgage interest rates are also below 5. Today’s FHA 30-yr fixed loan rate is 4.75%, slightly better than that of the conforming 30-yr fixed. Today’s FHA 15-yr rate is 4.5%, and 5/1 ARM rate 3.75%, same as conforming.

Today’s jumbo 30-yr fixed rate remains at 5.625 with 5.5 available to those with an extremely low loan to value ratio.

The benchmark 10-year treasury yield, used to forecast mortgage rates, closed yesterday at 3.75. The yield moved as high as 4.01 early in the month.

FHA mortgage rates are the same as levels throughout the week. 30-yr fixed FHA loans are available at 4.875%. MI and other FHA fees making obtaining FHA financing far more expensive. MI was boosted to 2.25 from 1.75 on the 5th of this month.

Jumbo mortgage rates are steady. There’s quite a lack of demand, and supply in the jumbo mortgage market as borrowers seem to be sitting still. At least the rates are good for those few daring to obtain new jumbo financing.

A 30-yr fixed FHA loan at 4.75% is available today to well-qualified consumers paying a standard .07 to 1 point origination. This rate has been available all of March and is an 1/8 lower than today’s conforming 30-yr fixed rate, 4.875%.

15-yr fixed FHA mortgage rates also held steady despite the decline in bond prices. Today’s FHA 15-yr fixed rate remains at 4.5%, a 1/4 higher than today’s conforming 15-yr which is at 4.25.

The FHA 5/1 ARM is available today at 3.75, up an 1/8 from earlier in the week and the same as today’s conforming 5/1 ARM rate.

The jumbo 30 year fixed rate remains at 5.625.

Despite origination being the same, and interest rates slightly lower, FHA mortgages remain more expensive than conventional loans. An increase in MI, a premium charged at closing on FHA loans, from 1.75% of the amount financed to 2.25 will make the difference in cost even greater.

A government tax credit (IRS) of up to $8,000 is applicable toward closing costs on FHA loans and available until April 30th.

Tomorrow the government’s MBS purchase program is discontinued and experts expect the result to be a slight up tic in mortgage rates. The FED has bought 1.25 trillion dollars in mortgage-backed securities and is credited for today’s unheard of low mortgage rates.

The benchmark 10-yr treasury yield, used to forecast mortgage rates, is at 3.87%.

Rates are up 1/8 from levels earlier this week as a result of a plunge in mortgage-backed securities prices Wednesday. Mortgage interest rates move opposite MBS prices.
