			<content:encoded><![CDATA[<p>June 7, 2010 (FreeRateUpdate.com) &#8211; Conventional 30-year fixed mortgage interest rates moved to an all time record low 4.375% on Friday for well-qualified consumers paying .07 to 1 point origination. Today&#8217;s 30-year fixed-rate is the lowest on record. 15-year fixed mortgage rates also moved to a new all time low, 3.875%.</p>
<p>The dip in mortgage rates was caused by soaring mortgage-backed securities prices Friday. MBS prices, which move mortgage rates their opposite, rose +21/32 (FNMA 30-yr 4.5 at 102.23). The increase in MBS prices was attributed to a worse than expected jobs report and Hungary debt concerns.</p>
<p>FHA mortgage rates are the same as conforming.</p>

<p>Wells Fargo, who originates more mortgages than any other U.S. lender, is advertising a conforming 30-year fixed-rate of 4.75 with an APR of 4.939, down about 1/8 from last week.</p>
<p>Today MBS prices are unchanged and as a result so are mortgage rates.</p>

Mortgage-backed securities prices, which drive mortgage rates in the opposite direction, are down just slightly today -8/32. If MBS prices continue to slide, mortgage rates could rise.</p>

The current conventional 15-yr fixed mortgage rate is 4.25, and the current 5/1 ARM rate, 3.625.</p>
<p>Following the dip in conforming mortgage interest rates earlier this week, FHA mortgage rates are even with conforming. The current 30-year fixed FHA loan rate is 4.75, the 15-year FHA loan rate 4.5, and 5/1 ARM FHA rates 3.625. Despite FHA loans often having lower note rates than conforming mortgages, APR (closing cost) is higher because of MI and other FHA fees.</p>

The ongoing concern over Greece debt was the major market mover all week. Mortgage-backed securities continue to perform well without the help of Fed buying. The home-buyer tax-credit has boosted our rate requests for borrowers with purchase contracts signed, a sign consumers are trying to beat the deadline.</p>

			<content:encoded><![CDATA[<p>Mar. 30, 2010 (FreeRateUpdate.com) &#8211; FHA mortgage rates are now lower than those of conventional (conforming Freddie Mac FRE, Fannie Mae FNM insured) mortgages. FHA loan rates didn&#8217;t dip below conforming but rather held their ground as conforming mortgage rates spiked late last week. The increase in conforming mortgage rates was due to a decline in mortgage bond prices. Conforming rates move opposite bond prices just as do yields.</p>

This rate has been available all of March and is an 1/8 lower than today&#8217;s conforming 30-yr fixed rate, 4.875%.</p>
<p>15-yr fixed FHA mortgage rates also held steady despite the decline in bond prices. Today&#8217;s FHA 15-yr fixed rate remains at 4.5%, a 1/4 higher than today&#8217;s conforming 15-yr which is at 4.25.</p>
<p>The FHA 5/1 ARM is available today at 3.75, up an 1/8 from earlier in the week and the same as today&#8217;s conforming 5/1 ARM rate.</p>
<p>The jumbo 30 year fixed rate remains at 5.625.</p>
<p>Despite origination being the same, and interest rates slightly lower, FHA mortgages remain more expensive than conventional loans. An increase in MI, a premium charged at closing on FHA loans, from 1.75% of the amount financed to 2.25 will make the difference in cost even greater.</p>
<p>A government tax credit (IRS) of up to $8,000 is applicable toward closing costs on FHA loans and available until April 30th.</p>
<p>Tomorrow the government&#8217;s MBS purchase program is discontinued and experts expect the result to be a slight up tic in mortgage rates. The FED has bought 1.25 trillion dollars in mortgage-backed securities and is credited for today&#8217;s unheard of low mortgage rates.</p>
<p>The benchmark 10-yr treasury yield, used to forecast mortgage rates, is at 3.87%.</p>
