			<content:encoded><![CDATA[<p>May 06, 2010 (FreeRateUpdate.com) &#8211; Current mortgage interest rates, slid down from levels earlier in the week, are stable. The current conforming 30-year fixed mortgage interest rate, for well-qualified borrowers paying .07 to 1 point origination, is 4.75%, down from 4.875% earlier this week. The current conventional 15-yr fixed mortgage rate is 4.25, and the current 5/1 ARM rate, 3.625.</p>
<p>Following the dip in conforming mortgage interest rates earlier this week, FHA mortgage rates are even with conforming. The current 30-year fixed FHA loan rate is 4.75, the 15-year FHA loan rate 4.5, and 5/1 ARM FHA rates 3.625. Despite FHA loans often having lower note rates than conforming mortgages, APR (closing cost) is higher because of MI and other FHA fees.</p>
<p><img class="alignright size-medium wp-image-5250" title="current_mortgage_rates" src="http://www.freerateupdate.com/wp-content/uploads/2010/05/compare_mortgage_rates-229x300.jpg" alt="current mortgage rates" width="229" height="300" />The current jumbo 30-year fixed rate remains unchanged at 5.625. It&#8217;s speculated a recent private sale of jumbo mortgage securities signals that jumbo mortgage credit will be easier to get soon. We&#8217;ve yet to see it, but when it happens we&#8217;ll report it.</p>
<p>It&#8217;s possible mortgage interest rates slide lower. Mortgage-backed securities prices, which drive mortgage rates in the opposite direction are up +7/32.</p>

The ongoing concern over Greece debt was the major market mover all week. Mortgage-backed securities continue to perform well without the help of Fed buying. The home-buyer tax-credit has boosted our rate requests for borrowers with purchase contracts signed, a sign consumers are trying to beat the deadline.</p>

Redwood Trust made the first sale of private securities, jumbos, in 2 years. It&#8217;s expected this is a sign the jumbo mortgage market is on it&#8217;s way to recovery.</p>

<p><strong>Ok so which way is UP?</strong>I figure pretty gush darn soon there Cowboys and Cowgirrrlz. Reason being is twofold:  <strong> 1)</strong>Coming soon to a meltdown near you,   YOUR U.S. Gov&#8217;t. will stop buying Mortgage Backed Securities.  Apparently the Government is out of money&#8230;.but I digress.   This was all part of Economic Recovery Program number 38 and so far as been keeping interest rates low.  If I had to hazard a guess, I would bet that a) this program will stop in the next couple of months as scheduled and b) will result in Sputnik type rate increases and &#8230;<strong>2)</strong> Sheriff! Sheriff!! Come quick! Fannie Mae is bleeeedin&#8217; to death!  The latest  earnings statement (and I use the term loosely) shows Fannie Mae with a 2009 Q4  net loss of 16.3 BILLION**.  And who, pray tell, is throwing the water wings keeping Fannie (and Freddie) afloat? Well it is you and I  Mr. and Mrs.  American Taxpayer.   Lacking the Economics wizardry of Ben Stein,   I cannot see how this could possibly go on at this rate.   If Fannie Flops, then the ripple effect to the Loan Market will make a Tsunami look like an ice cube dropped in a glass.</p>
<p>SURE this is bleak.  But better hearing it from me than in a dirty filthy back alley eh?</p>

			<content:encoded><![CDATA[<p>Feb. 26, 2010 &#8211; (FreeRateUpdate.com) -  Current mortgage rates have improved slightly today. 5/1 ARM rates for conforming and FHA mortgages dipped to 3.625 from 3.75. 15 year fixed interest rates for FHA and conforming mortgages, while still at 4.25, have become less costly. 30 year fixed jumbo loan rates have dipped to 5.625, the lowest level in years. Many lenders offer 5.5 30 year fixed jumbos for those with an extremely low LTV.</p>

<p>The improvement in <strong>current mortgage rates</strong> comes from gains in MBS prices. Mortgage-backed securities, which drive mortgage interest rates in the opposite direction, are up +9/32. Economic data released today including GDP came in about as expected. Dissapointing Existing Home Sales helped MBS markets and mortgage rates.</p>
<p>The benchmark 10 year treasury, used by many to forecast mortgage rates, is down -0.05 and at 3.58, it&#8217;s lowest level of the week as of 11:44 AM PST.</p>
<p>To determine the most accurate mortgage rates possible, FreeRateUpdate.com does not rely on the popular method of collecting responses to a survey but instead researches wholesale mortgage lenders&#8217; rate sheets. The rates we report are often referred to as par rates in the mortgage industry. A &#8220;par rate&#8221; is mortgage industry speak for the rate on any given day associated with about a point in origination. Our rates are typically 1/4 percent  below national averages reported by Freddie Mac and Bankrate.com. Many experts say the answer is yes. While prominently it&#8217;s expected mortgage interest rates rise about half a point, the effect of the Fed&#8217;s withdrawal from the buying of mortgage-backed securities is unknown.</p>

<p>What it really comes down to is supply and demand. Banks have continued to originate mortgages at high volume in part thanks to the Fed&#8217;s willingness to purchase pools of the mortgages, even at a time when one might consider them too risky an investment. Thanks to the Fed, demand has remained relatively strong and banks who need to sell the mortgages in order to continue funding new mortgages have been able to do just that.</p>
<p>Mortgage-backed securities prices have remained strong thanks to Fed purchases that have kept demand strong. As a result mortgage rates which move the opposite MBS prices, have gone down and remained down. With the Fed out of the picture, who is going to step up and buy these securities? Who, especially right away, would want to? MBS will become quite the risky investment. Who is to say that gap isn&#8217;t filled and mortgage-backed securities plummet pushing mortgage rates up 1 full percentage point or more.</p>
<p>This is a possibily. That&#8217;s why the Fed has said in the last week, if something like this occurs they may enter back into the MBS marketplace.</p>

<p>The benchmark 10 year treasury yield, often used to forecast mortgage rates, is down -0.10 and at 3.69 as of 10:51 AM PST. MBS prices are up +12/32. The Dow is tumbling, almost down 100 points. Investors are moving out of stocks and into safer bets such as bonds helping MBS prices and mortgage rates.</p>
<p>To recap and also add a few bits of information,  our research of over 2 dozen wholesale lenders&#8217; rate sheets shows the current conforming 30 year fixed rate at par is 4.750, down an 1/8. The current conforming 15 year fixed rate at par remains 4.25. The current conforming 5/1 ARM rate at par is 3.750, down an 1/8.</p>
<p>It should be noted that MI and FHA fees make FHA loans more costly despite origination being the same. The current FHA 30 year fixed rate at par is 4.750, down 1/8. The current FHA 15 year fixed rate at par is 4.50%, unchanged. The current FHA 5/1 ARM rate at par is 3.875%, also unchanged.</p>
<p>The current jumbo 30 year fixed rate at par is 5.75% With a low enough LTV (about 60%) 5.5 is obtainable.<br />
The current jumbo conforming 30 year fixed rate at par is 5.125%.</p>

			<content:encoded><![CDATA[<p>LOS ANGELES, CA &#8212; Feb. 19 (FreeRateUpdate.com) &#8211; According to our research of wholesale lenders&#8217; mortgage interest rate sheets 30 year fixed mortgage interest rates, for conforming and FHA mortgages, rose 1/8 from 4.75% to 4.875% yesterday. 4.875% is now the interest rate associated with about 1 point origination (par rate). 30 year fixed mortgage interest rates had been holding at 4.75 for quite some time. A significant decline in mortgage-backed securities following the Fed Minutes on Wednesday afternoon which continued yesterday caused mortgage interest rates, which move the opposite MBS prices, to rise. The commentary by the Fed that they could start selling their massive MBS portfolio sooner than later had a particularly negative effect on MBS prices. The benchmrk 10 year treasury yield, used by some to forecast mortgage rates, is unchanged today and at 3.8 as of 9:12 AM. Many economist from the large banks, such as Bank of America, have said on record the yield will surely reach 4% by the end of the year which should spell higher mortgage rates.</p>

<p>Current jumbo mortgage rates are down slightly from recent. The current jumbo 30 year fixed rate is 5.75%, but with a low enough LTV (around 60%) 5.5% is obtainable. Because 5.5% requires such an extremely low LTV, 5.75% is our jumbo 30 year fixed rate. We&#8217;re just informing you of your options.</p>
