February 2, 2011 (FreeRateUpdate.com) – Utah mortgage interest rates remain at a standstill today after all markets experienced an unpredictable session yesterday.
Current Utah 30 year fixed rate mortgages are at 4.750% and 4.000% for Utah 15 year fixed rate mortgages. Utah 5/1 adjustable rate mortgages also remain at 3.000%. These are the low Utah mortgage loan rates available with 0.7 to 1% origination point to well qualified Utah borrowers.
Today’s Utah FHA 30 year fixed rate mortgages are at 4.500%, Utah FHA 15 year fixed rate mortgages are at 4.000% and Utah FHA 5/1 adjustable rate mortgages are at 3.000%. Many borrowers choose FHA mortgage loans which have low down payment requirements, although they must pay higher Utah FHA closing costs (APR) due to the upfront mortgage insurance premium and other applicable FHA fees.
Current Utah 30 year fixed jumbo mortgage loans are at 5.250% and 4.625% for Utah 15 year fixed jumbo mortgage loans. Utah jumbo 5/1 adjustable rate mortgages are at 3.750%. Utah jumbo mortgage loan borrowers with outstanding credit can still lock in these low Utah jumbo mortgage loan rates with 0.7 to 1% origination point.
Utah is experiencing improving economic conditions which will help improve the Utah housing market. It is still a good time for Utah home buyers to lock in low Utah mortgage loan rates and for current Utah homeowners to refinance existing Utah mortgage loans.
MBS prices (mortgage backed securities) started the day up +2/32 and are currently down -8/32. Mortgage rates are affected by MBS prices and move in the opposite direction. After yesterday’s volatile session, today is a quiet day for markets which are awaiting the release of economic data later this week.
