Current Mortgage Rates: Current 30-Yr Fixed Rates Excellent – FHA Mortgage Rate Update

Current mortgage rates are unchanged; however, pricing which affects closing costs continues to improve.. Prices of Mortgage Backed Securities, which move opposite mortgage rates, rose slightly yesterday unaffected by an economic report saying the trade deficit is up more than expected. The 30-yr fixed FNMA required net yield (60 day) is now at 4.64%, from 4.67% Thursday, and down from 4.79% one week ago. The benchmark 10 year treasury yield, a leading indicator for current mortgage rates, was down 0.0130 (0.38%) and at 3.43 as of 11:53 AM PST yesterday, it’s lowest level in nearly a week. When 30-year fixed mortgage rates approached 4.5% just over a month ago, the yield was below 3.2.

The current 15 year fixed mortgage rate is 4.25% at par. The current 5/1 ARM rate is 3.75% at par. Par rates are the lowest mortgage rates available that don’t require additional points, also known as buy down or discount points, to be paid.

Current FHA Mortgage Rates

FreeRateUpdate.com research of wholesale mortgage lender’s current FHA mortgage rates shows improvement in the FHA mortgage rate market. The current FHA 30-yr fixed rate is 4.75% at par. The current FHA 15-yr fixed rate is 4.5 percent. You’ll notice the FHA 30-yr fixed rate is the same as the conforming rate; however, the FHA 15-yr fixed rate is a 1/4 percent higher.
