There were a few big announcements today including the one where the Treasury said they’ll hold a monster $118 billion dollar auction of 2, 5, and 7 year Treasuries next week sure to affect mortgage interest rates. Jobless claims fell as expected this week. The Dow dropped -93.87 (.90%) closing at 10,332.44. Prices of Mortgage Backed Securities of which mortgage interest rates move opposite are flat. The Fed purchased $16 billion in agency Mortgage Backed Securities this week in a continued effort to keep mortgage interest rates low and clear up cash to lend. Freddie Mac said today in their weekly mortgage rates survey that the conforming 30 year fixed interest rate averaged 4.83% Monday through Wednesday of this week, down from 4.91% last week. The benchmark 10 year treasury yield, used to forecast conforming mortgage rates, is down .017 (.051%) and at 3.349% at closing today. The benchmark yield was under 3.2% when 30 year fixed interest rates neared 4.5% about 2 months ago.

Only a handful of lender’s are offering this rate as the more prominent 30 year fixed interest rate available is 4.75%. Any significant improvement in the secondary mortgage market will drive the 30 year fixed rate to the magic number of 4.5. As mentioned above Freddie Mac reported the average 30 year fixed rate at 4.83% this week.

Other Current Interest Rates

The current 15 year fixed interest rate continues to hold at 4.25%. Closing costs are relatively low on this program due to pricing improvements this week affecting the money lenders are paid for delivering this rate. 5/1 ARM rates are at 3.75%, historically low. 5/1 ARM’s are not recommended for anyone staying in the loan for more than 5 years, or the home for that matter. The current 20 year fixed rate is 4.5%.

Mortgage interest rates remain the same as prices of Mortgage Backed Securities are unchanged today. Data released today points to slightly higher inflation than expected. New housing starts are down to a record low level and that’s good for U.S. home values. The Dow is down 11 points and edging back up toward positive territory. The benchmark 10 year treasury yield, used to forecast conforming mortgage rates, is up .047 and at 3.37% as of 1:25 PM PST.

Toll Brothers CEO Robert Toll said today that FHA lending could cause another crisis and compared it to a “definite train wreck”. Robert Toll is CEO of a builder and I’m not sure what he knows about mortgages but we disagree. Sure, FHA is lending with just 3% down on new homes. FHA requires income documentation to prove borrower’s debt to income ratios are acceptable. Most bad loans did not require income documentation! Today’s FHA 30 year fixed mortgage interest rate is 4.75% at par. Today’s FHA 15 year fixed mortgage interest rate is 4.25% at par. Today’s FHA 5/1 ARM rate is 3.875% at par. Across the board FHA mortgage rates are about 1/8% above conforming mortgages.

Following reports of FHA not meeting the government requirement for reserves FHA mortgage rates have continued to improve. The trend lately has been for the major banks such as Bank of America, Wells Fargo, and Citi to offer FHA 30 year fixed rates at 5% despite lower FHA mortgage rates readily available. Why? It’s probably because shoppers for FHA mortgages are down payment conscious and not necessarily worried about securing a rate below 5%. A week ago it seemed FHA mortgage rates were better than conforming rates; however, that trend was short lived as conforming mortgage rates have dropped to 4.625% 30-years fixed at par.

There’s not much going on in the mortgage rate market today. Why? No major economic reports. Following a day where we saw conforming 30 year fixed mortgage rates dip from 4.75% to 4.625% mortgage interest rates are flat. How low is today’s 30 year fixed rate? Well we see 4.625% once in a blue moon. We’ve seen it four times this year. This time maybe the last as right now we’re closer to the end of the government program in which they purchase Mortgage Backed Securities credited with driving today’s mortgage rates below 5%. MBS prices are flat today, the main reason it’s highly unlikely we see any change in mortgage rates. The benchmark 10 year treasury yield is down slightly and at 3.32, it’s lowest level in over a month. When 30 year fixed mortgage rates approached 4.5% almost 2 months ago the yield was below 3.2.

Just after we released a report saying 30 year fixed mortgage interest rates today are moving toward 4.625%, they did just that. 30 year fixed interest rates opened today at 4.75%. After the rise in MBS prices today resulting in lower mortgage rates the 30 year fixed interest rate has moved to 4.625%. As mentioned above this is the lowest interest rate for a 30 year fixed mortgage at par in over a month.

Other current interest rates remain virtually unchanged. 15 year fixed mortgage rates are still as low as 4.25% at par. 5/1 ARM mortgage interest rates are still as low as 3.75% at par. Par rates are the lowest available interest rates that do not require additional points, also known as buy down or discount points, to be paid by the borrower to the lender.

The Catch – Current Interest Rates Likely Short Lived

Mortgage interest rates are at a low and at 4.625%. 30 year fixed mortgage interest rates this are sure to draw plenty of interest but will probably be short lived. Mortgage Backed Securities were up this morning and early this afternoon. Mortgage rates which move opposite MBS prices improved on this change. As we report that mortgage interest rates have reached 4.625% 30-years fixed, MBS prices are moving down and could drive rates back up an 1/8. Stay tuned.

Current FHA mortgage rates continue to be excellent amid rumors FHA (Federal Housing Administration) itself is in trouble. FHA loans are extremely popular among those purchasing homes currently because of the low down-payment requirement of just 3%. The current FHA 30-year fixed mortgage rate is stable at 4.75%. Buyers beware most major banks will offer 5% on an FHA 30-year fixed from what we’ve found in taking a look around. Why? It’s likely because of the average borrower. The current FHA 15 year fixed mortgage rate is 4.5% at par, slightly higher (.25%) than that of conforming mortgages. The current 5/1 ARM FHA rate is 3.75%, also a 1/4% higher than that of conforming mortgages.

The difference between FHA and conforming mortgages is?

There’s 2 MAJOR differences in FHA mortgages and conforming mortgages. Currently the biggest difference is in purchase loans and the required down payment. While conforming loans require 20% down FHA mortgages can be obtained with as little as 3% down. The second biggest difference is in closing fees. Closing costs on FHA mortgages are considerably higher than that of conforming loans.

Freddie Mac said today in their weekly mortgage rates survey results that the average conforming 30 year fixed mortgage interest rate Monday through Wednesday was 4.91 percent, down from last week's 4.98.

Zillow says the national 30 year fixed mortgage interest rate is 4.70 percent, down from almost 4.8 percent yesterday.
