Current Mortgage Rates Waffling – Current Mortgage Rate at 4.875 Percent, Fixed for 30 Years

Today brought marginal changes, for the worse, in current mortgage rates. The benchmark 10 year treasury yield, used to forecast current mortgage rates, rose slightly from 3.47 to 3.49. As a result wholesale lenders re-priced their current mortgage rates only raising borrowing costs slightly.

FreeRateUpdate.com research of wholesale mortgage lender’s current mortgage rates shows current 30 year fixed mortgages as low as 4.875 percent at par. Par includes normal points and fees. Par rates do not include additional points known as a buy down.
Current 15 year fixed mortgage rates are as low as 4.375 percent at par where they’ve been almost all month.
Current 5/1 adjust rate mortgage rates are as low as 4 percent at par. 5/1 ARM’s are not suggested for anyone remaining in their home for more than 5 years.
Current jumbo mortgage rates remain 1/2 to 1 percent, in some cases even higher, than conforming mortgage rates.
