Current 30 year fixed mortgage rates are at 4.25% for well-qualified borrowers who pay a standard origination fee of about 1 point. 15 year fixed mortgage interest rates are at 3.75%.</p>
<p>Jumbo mortgage rates, which aren&#8217;t directly moved by the same bond prices as conforming and FHA mortgage rates, are unchanged and remain at a record low 4.875%, 30 years fixed.</p>
<p>Current FHA mortgage rates continue to mirror conforming mortgage rates. Today&#8217;s FHA 30 year fixed rate is 4.125%, slightly better than today&#8217;s 30 year fixed conventional rate; however, MI and FHA fees make APR (closing cost) higher on the FHA loan, even at the same origination and note interest rate.</p>
<p>Today&#8217;s Wells Fargo California mortgage rates are up significantly from last week. Today&#8217;s Wells Fargo California 30 year fixed rate is 4.5% with an APR of 4.686%.</p>
<p>Mortgage-backed securities prices, which drive mortgage rates in the opposite direction, are up today +8/32. As a result, it&#8217;s unlikely mortgage rates rise today.</p>

MBS prices are down -11/32 today putting mortgage rates at risk to rise further immediately. At this pace 30 year fixed mortgage rates could reach 4.5% by week&#8217;s end.</p>
<p>Current 30 year fixed mortgage rates are now at 4.25% and climbing quickly for well-qualified consumers who pay a standard .07 to 1 point origination. Today&#8217;s 15 year fixed mortgage interest rates are at 3.75%. After several days of declines, mortgage-backed securities prices, which drive mortgage rates in the opposite direction, are up +10/32 (FNMA 30-yr 4.0 at 101.31) today, making it consecutive days of gains (+14/32 yesterday) and helping to stabilize mortgage rates at these higher levels.</p>
<p>Current 30 year fixed mortgage rates remain at 4.25% for well-qualified consumers who pay a standard .o7 to 1 point origination. 15 year fixed mortgage rates today are at 3.75%. Both conventional fixed mortgage interest rates are up 1/4% on the week.</p>
<p>30 year fixed FHA loan rates are at 4.125%, slightly lower than today&#8217;s conforming 30 year rate; however, MI and FHA fees make the APR on an FHA loan at the same note rate and origination as a conforming mortgage higher. Although FHA loans are more expensive than conforming mortgages they remain extremely popular because they are easier to qualify for and offer lower minimum down payments for home buyers.</p>
<p>Despite the rise in conventional and FHA mortgage rates, jumbo mortgage rates are steady at all time lows. Today&#8217;s 30 year fixed jumbo loan rate remains at 4.875%.</p>

<p>FHA mortgage rates, which are driven by the same securities prices as conforming mortgage rates, are also up today. Today&#8217;s 30 year fixed FHA loan rate is 4.125%. Although FHA loans may be obtained at similar interest rates to conforming mortgages, closing costs are typically higher due to MI and FHA fees. FHA still offers a minimum down payment of just 3.5% making FHA loans very popular to home buyers.</p>
<p>Jumbo mortgage rates, which are not directly effected by the MBS prices that drive conforming and FHA interest rates, are unchanged. Today&#8217;s jumbo 30 year fixed rate remains at 4.875%.</p>
<p>Wells Fargo mortgage rates advertised on their website have been adjusted up drastically. Today&#8217;s Wells Fargo 30 year fixed rate is 4.625% with an APR of 4.812, compared with earlier in the week, a 4.25 with an APR just over 4.4.</p>

<p>FreeRateUpdate.com surveys over a dozen wholesale and direct lenders&#8217; rate sheets to determine the most accurate mortgage interest rates available to well-qualified borrowers who pay about 1 point origination, considered standard.</p>
<p>Mortgage-backed securities prices recovered some of yesterday&#8217;s losses this morning and are up +8/32 (FNMA 30-yr 3.5 at 100.17). Election results could make for a volatile day. It&#8217;s possible interest rates could move in either direction, but as of now it&#8217;s more likely they dip than tick up.</p>

Both fixed mortgage interest rates are up from last week and an 1/8 off record lows.</p>
<p>FHA mortgage rates, moved by the same securities prices as conventional mortgage rates, are also up from last week and very similar to conforming mortgage rates today. Current FHA 30 year fixed FHA mortgage rates are at 4%, the same as current conventional refinance mortgage rates; however, MI and FHA fees make closing fees higher on an FHA loan, even at the same note rate and origination as a conforming mortgage. A good example of this is today&#8217;s Wells Fargo mortgage rates as advertised on their website. Today&#8217;s Wells Fargo 30 year fixed FHA and conforming interest rate are both 4.25%; however, the APR on the FHA loan is 0.654% higher than that of the conforming 30 year fixed APR.</p>
<p>Jumbo loan rates are unchanged on the week. Today&#8217;s jumbo 30 year fixed rate remains at 4.875%</p>
<p>MBS prices, which drive mortgage rates in the opposite direction, are up +9/32 this morning. As a result, especially considering yesterday&#8217;s gains for MBS prices, mortgage rates may decline.</p>
